Overcame issues such as: change in owner leadership during the middle of construction; 6-8 weeks of delays due to unforeseen existing foundation depth elevations and slab thickness @ elevator; lack of information on critical systems of burglar/access controls/temperature controls/sprinkler systems/asbestos/lockdown/panic/door hardware and opened the school on time.

The weathered skin, toothy grin, perpetual dirt under his nails and in his wrinkles, long silvery-white hair, cowboy workboots and vest, the 80’s F250 and the patented hang ten CAT955L operator grip.

Bob apparently helped build the Elkhart Public Library in 1963, AIA Mag 1963

For our firm, he gave fair rates, access to relationships with cartage companies and other subcontractors, and a hard day’s effort at a time where it was hard to find businesses willing to work with, let alone provide competitive prices to an Asian GC.

When he retired in 2002, my father threw a site wide party for him at Gower School.

For me, he regaled me of his experiences of life, taught me how to walk on 3″ rock and always had a can of Pepsi in a cooler to share while waiting for the next truck to show.  Some may have considered him a relic, but he always had someone or something interesting riding shotgun with in the trailer of the lowboy and he taught me lifelong lessons in construction and life.

Bob had built a metal building and would live off of the rent in his retirement.  Unfortunately, as in the case for all the best ones, he was gone too soon.

Helen Keller Elementary School, Tinley Park
a 55kSF single story masonry III-B construction middle school

Their Challenge:
A building built in 1977 with MEP designed to be situated on the roof. An Owner tired of aging equipment breaking down on the icy roof in the midst of a cold spell and snow storm in the middle of the night.

Their Solution:
Gut MEP and fit within existing structure a new boiler room, air handler room, and for bonus points, add sprinklers, redistribute electric and replace finishes.

Our Challenge:
Coordinate trades for limited air & work space, low structure, narrow halls, high ceilings, and, oh yeah, 9 weeks to do the work.
Make it work, make it safe, and get everyone to get along.

The Traditional Approach:
The old wild west, a land and air grab by various trades to get there and put it up first and let everyone else work around it. As you can imagine, this leads to: trade conflicts & arguments; costly & productivity killing rework; crowding and trade sequencing issues; loss of time, loss of profits, and loss of reputation and a failed project.

Our Solution:
RYC single point coordination and BIM.
